Why do I need an egress window?

Egress windows are an important part of any home because they offer an emergency exit location. Escape windows also let in natural sunlight. They are often old, rusted, leaky, and do not open or close properly. They are typically installed in a window well which can create a challenge keeping the basement dry.

The window well area attracts ground water regardless of landscaping done to keep water away. During wet seasons, the area will eventually become oversaturated and will accumulate in the window well. Over time this could lead to water in your basement. The installation of a window well drain is critical to keeping the window well dry and preventing water entry through the window.

When do I know if I need to replace or install an egress window?

  • Windows do not let in light

    Windows get stained and dirty over time. The quality of glass used when older homes were built has changed and new windows are easier to clean and keep clean.

  • Drafty Windows

    Over time the seal breaks down and allows drafts which can lead to escapingwarm or cool air escape and can negatively impact your utility bills.

  • Water leaks in from the windows

    Water can accumulate in the window well if there is no drain, a clog from leaves and debris, no cover, or the window well is not properly sealed. 


    Window Well Drains are either piped to the drain tile below the window or over to the sump pump pit to manage the water flow inside the window well.
